Client: Rudnick Estate Trust, owner of Onyx Ranch, which was sold to CIM Group / Renewable Resources Group.
Transaction: Rudnick Estate Trust’s the Onyx Ranch, a 68,000 acre property in California with significant wind, solar, ranching, and water development potential was sold to CIM Group / Renewable Resources Group. Even as financial market conditions deteriorated in late 2008, Burnham conducted a competitive process which generated multiple offers from a variety of investors: financial, strategic, REIT, and a land conservation group.
The Burnham Solution: In order to maximize the value for our client, Burnham leveraged the growing interest in alternative energy in California, and heavily emphasized the wind and solar development potential of the ranch. Burnham successfully navigated changing market conditions, and secured a highly favorable all-cash offer from a notable strategic developer in the alternative energy sector. In addition, the final structure allowed the beneficiaries of the Trust participation rights in the newly established entity, which provided the option to capture the long term upside.
